City of Toronto: The average monthly rent for an unfurnished one-bedroom apartment in Toronto saw a year-over-year decrease of $140, reaching an average of $2,133 in March 2025.

GTA Overall: Apartments remain the most common rental property type in the GTA, representing 79.31% of all listings. Houses are the second most common at 9.52%.
Demand: The rental market in Toronto remains active, with a surge in demand for condominium rentals. Leased condo units increased by 13% year-over-year in February 2025 and are almost 50% above the five-year average for this time of year.
Rental Rates: Despite strong demand, rental rates for condos are on a downward trend as supply growth is outpacing leasing activity. Condo rents have fallen 4% year-over-year and are down 12% from their peak in August 2023.
Broader Trends: Across Canada, both Toronto and Vancouver have experienced significant year-over-year decreases in average one-bedroom rent.
Looking Ahead: There is still high demand for affordable and family-sized units, with three-bedroom apartments showing the strongest demand.
